JUMBO loans seem to be splitting lenders focus in 2009 market

For the last half of 2007 and all of 2008 the hardest to sell market in the Puget Sound area was homes that were in the roughly $650,000 to $1.5M range.  Why?  Because most of those properties required JUMBO loans for the buyers to secure the purchase and this was the first and hardest hit segment of the credit market for residential sales.  Most of these loans were held in portfolio programs at banks because they weren’t easily bundled into the other securitized packages that were being sold on to Wall Street because of their perceived higher level of risk because of the dollar sizes involved.

For those uninitiated to the world of JUMBO loans these are the ones that are just above the conforming limit, which has been at $417,000.  There is a temporary bump up in higher priced areas (of which the Seattle/Bellevue area qualifies) to $567.5k and $506k but those still have a slightly higher rate associated of around a half point (.5%) above the rates available at $417k. 

What’s interesting right now is that there is a mixed bag of news regarding JUMBO loans and their availability.  One report shows a lender that specialized in these type loans filing Chapter 11 and getting out of the market.  But another report says that some of the bigger players have decided it’s an underserved market and they’ll be moving back into that realm. Two of the lenders looking to provide JUMBO loans are Bank of America and ING.

I’m hoping that if these bigger players do get into that lending niche it will help open up some of the buyer activity for homes in that price range in our area.  We’ve got a client or two that could use it right now and we’d like to see that part of our market get moving in a positive direction again.  Cities like Bellevue, Newcastle, Medina, Mercer Island, Redmond, and Woodinville as well as higher priced areas of Seattle could really benefit.

Let’s sit down over a couple of beers from Two Beers Brewing Co.

Last weekend, Michael and I went to support a friend’s appearance with his band, Ambience, at a South Lake Union event that was sponsored by the SLU Chamber of Commerce and promoted by the folks at Vulcan who would love for you to buy one of their condominiums in this up and coming downtown area.  At the event several local vendors were displaying information about their businesses to those attending with the biggest focus being on the Arthur Murray dance school who was hosting the space.  One of the vendors we met was Joel VandenBrink of Two Beers Brewing Co, a Seattle based brewer who is just beginning to reach out to the local pub communities to distribute product.

According to the gentleman we spoke to, their beers are in several north end Seattle pubs such as 74th Street Ale House, Sully’s Snowgoose Inn up in Phinney Ridge, and more.  I recommended that he head south a little bit too and hit up Whistle Stop Ale House in Renton as well as Columbia City.  I was reassured that they’re going to be doing just that along with a tour of Tacoma pubs in the next 1-2 weeks with one, The Red Hot, already drafting and there is one location on the Eastside too. We were able to sample the Echo IPA and the 20:20 Blonde, and were duly impressed.  I also liked that on the little flyers that were handed out the following notes were printed:

Along with those great tag lines, when I asked Joel about where the name came from, he said, “it’s the idea that anyone can sit down across the table from another person over a couple of beers and talk about anything.”  Now, that concept is something I can drink to.   Cheers to you, Joel, and good luck with your budding brewing business!

Phinney Neighborhood’s annual home show is coming up and volunteers are needed

The PNA puts on this Design & Remodel Fair each year.  There will be many vendors available to help you in your designing and remodeling projects including “green” options and traditional methods.  People from all over the local area typically come from Queen Anne to Greenwood/Aurora, Fremont, Ballard, and more. 

See the notes below from the PNA staff regarding volunteer roles that need to be filled along with time and date information:

The PNA Home Design & Remodel Fair is coming up in just a few weeks, on Sunday, February 8. We are looking for volunteers to help prepare for and staff this event. I’ve listed a few jobs and shifts, although there may be other needs not listed here. Take a look at your calendar and let me know if you’d like to assist with this event. For scheduling purposes, it would be nice to know your first, second, and third choice of job/shift. Virtually all of these jobs call for 2 volunteers per shift, so please let me know if you’d like to work with a friend or family member.

Admission/Door: 9:45-noon, 11:45-2, 1:45-3:45

Membership Info/Sales at Door: 9:45-noon, 11:45-2, 1:45-3:45

Well Home Table/Classes Promotion: 9:45-noon, 11:45-2, 1:45-4

Info Booth/Front Desk: 8:15-11:15, 11-2, 1:45-4:45 

Refreshment Delivery: 11-1

Parking Assistant: 8:15-9:45 am (gets exhibitors parked in tightly in

morning)

Check-in Help: 8:15-9:45 am (helps direct exhibitors; answers

I also need set-up help on Saturday the 7th from 2-5 pm and someone with a truck that might be able to help us move tables on Friday between 1 and 3 pm.

Burn ban expanded to King, Snohomish, and Kitsap Counties

Message from the Puget Sound Clean Air Agency

Stage 1 burn ban called for King, Kitsap, and Snohomish counties; remains in effect for Pierce County

January 18, 2009 – Due to stagnant weather conditions and increasing air pollution levels, the Puget Sound Clean Air Agency is expanding a Stage 1 burn ban to include King, Kitsap and Snohomish counties effective 12:00 PM, January 18, 2009. The ban in Pierce County issued Friday remains in effect. 

Stagnant weather conditions are entrenched over the Puget Sound area and expected to persist through Wednesday night. These conditions greatly increase the potential for air pollution to reach levels considered unhealthy for sensitive population groups. The Clean Air Agency is closely monitoring these conditions and will take additional actions as necessary if conditions degrade to unacceptable levels.

During a Stage 1 burn ban:

*No burning is allowed in fireplaces or uncertified wood stoves, unless this is your only adequate source of heat. Residents should rely instead on their home’s other, cleaner source of heat (such as their furnace or electric baseboard heaters) for a few days until air quality improves, the public health risk diminishes and the ban is cancelled. 

*Natural gas, propane and pellet stoves or inserts ARE allowed.

No visible smoke is allowed from any wood stove or fireplace, certified or not, beyond a 20- minute start-up period.

*All outdoor burning is prohibited, even in areas where outdoor burning is not permanently banned. This includes recreational fires such as bonfires, campfires and the use of fire pits and chimineas. Burning of storm and flood damage debris is also prohibited.

*Burn ban violations are subject to a $1,000 penalty.

(Note: The Seattle Parks Department prohibits beach fires at Alki and Golden Gardens during the burn ban.)

This ban is in effect until further notice.

The Washington State Department of Health recommends that people who are sensitive to air pollution limit time spent outdoors. Air pollution can trigger asthma attacks, cause difficulty breathing, and make lung and heart problems worse. Air pollution is especially harmful to children, people with heart and lung problems, and adults over age 65.

This is the first burn ban of the season and the first since a new state law went into effect lowering the air-quality trigger for calling a burn ban. The trigger level was lowered to align with the US Environmental Protection Agency (EPA) health standard for fine particle pollution, which was tightened in 2006 to better protect public health.

An Armadillo in Washington State?

Today I was at a Biznik meeting that is a bi-weekly gathering of business owners that are working either in professional fields that are focused on “green” products or who are working to further develop their “green” practices.  One of the fellows I met is Wayne Stephens, the proprietor of Armadillo Consignment up at the corner of 125th and Greenwood in North Seattle’s Broadview district just north of Phinney Ridge and Greenwood.

Normally this is a very busy intersection with lots of cars cruising by daily – so from a commercial real estate point of view there is good drive-by traffic numbers.  The problem is that most folks are cruising by so quickly they haven’t yet discovered this new, local gem of a business.  Only around for 16 months it is already beginning to get a following but as a local real estate agent who likes to support local businesses, I think they could always use a little more business. :)

What I love about the concept is that it’s in that middle ground of not being a “thrift shop” but not necessarily a high end consignment place.  In fact, it thrilled me when he said they DO NOT take antiques.  That means to me that they have more contemporary products for the home, which is a good thing.  It probably also means their store smells better than others too since it won’t have that “antique smell” either.  Amy Woidtke, a fellow Bizniker who works in design, likes that they really merchandise the products in their store so that it’s easy to see what’s available.  Clothing is taken here too so it’s a variety of products that are available and likely it makes for a much more fulfilling shopping trip for anyone who ventures in.  For anyone who’s just starting to build their household it’s a great alternative to new furniture stores and it’s a great way to reduce, reuse, recycle.  If your starting to reduce what’s in your household then this is a great way to find a new purpose for your things.  I’m certainly going to check it out for our staging work and perhaps use it to trade out products over time and to keep things fresh for our inventory.

Reba commentary – if you own a property in the Seattle area this class will be important for you to attend to learn more about the very restrictive and required laws that you must follow as a landlord. These impact condos, townhomes and single family homes just as much as multifamily properties. There are no exemptions. Chris Benis is a well known and respected attorney who has been speaking and writing on these issues for many years and he’s got the practical background for the topics that will be covered in this class. Frock Shop blowout summer sale happening now

One of my favorite shops, even if just for eye candy, is Frock Shop in Phinney Ridge (Seattle).  The clothes are fun, feminine, and oh so fun to look at too!  I also love that the shop owner, Suzy Fairchild, makes sure to stock sizes for the well above zero to size 2 crowd.  However, she doesn’t stock a ton of each size but this does have the side benefit of meaning you won’t find many (or any) people showing up at the same party wearing the same outfit as you. :)
