Just in time for Christmas, the Nifty Nut House in Wichita goes online!

I am SO excited to have learned via my eldest brother that the Nifty Nut House in Wichita has finally gotten itself an online presence!  This place is heavenly for getting fresh snacks including fancy mixed nuts.  My business partner, Michael Lindekugel, is a HUGE fan of the fancy mixed nuts and every time I go visit family I must bring him back a box.  In fact, it is well known in my family that Christmas shopping for Michael is very simple – just get him a box of nuts from Nifty Nut House.  What could be easier?  Plus, it’s a renewable gift.  No need to wonder and worry each year on what to get.

Not only are nuts a specialty here at this 3rd generation business but all manner of other fun snacks. My dad is a big fan of the maple sweets, as well as many others.  I’m a fan of the yogurt covered pretzels.  The fact that I have a 2nd home here means I get access to the brick-n-mortar store frequently but now I can use the site when we want to order things to ship here to the Seattle area.

The above info was sent to me (Reba) by the HomeSteps program that I am part of that deals with HUD sold homes.  The information is timely and hopefully useful to some homeowners out there who are nearing the bring of defaulting, or who have just gone through their first month or two of it with the bank.  Get yourself educated and see if it is possible to get some assistance during this tough time for many.  I’ll be honest that it’s been hard to watch how many of my real estate profession colleagues going through their own foreclosures and short sales.  My team has joined an investment group called Done Deal Solutions that buys short sale properties in Washington State (and others) and we’ve had conversations with many in our industry about not only their client’s homes and investment properties, but their own too.

Wasting time on a snow day watching one of my all time favorite YouTube videos – A few good expenses

Every time I see this video called “A Few Good Expenses”, which is a mock of the movie A Few Good Men with Tom Cruise, I can’t help but bust out laughing.  It reminds me so much of my days in electronic component and software technology sales.  One company I worked for had a manufacturer’s rep we had to deal with that the men in my office joked, when I started with the firm, that it was my turn to take him to the strip clubs since they’d all had to do it for years.  Thankfully, they didn’t make me do this – and what was more disturbing was that this guy really did do this regularly.  Yipes!

As a seller, what kind of information should you share with your agent?

Being in the business for 5+ years now I must say that one of the things I really enjoy about my line of work is that there is almost always something new to learn. Sometimes the changes come from within the industry and it requires learning new laws, financing techniques, market conditions, or otherwise.  On occasion it will be a message about how to work better with customers and clients.

What is the difference between a customer and a client?  Well, a customer is a person who may be part of a real estate transaction or who is interested in a property but who isn’t your specific client.  Which leaves the definition of a client to be, well, your actual client - usually requiring this person(s) to be signed into a buyer’s agency or listing agreement with you, the real estate agent.

I don’t expect “customers” to tell me their life story, financing situation or otherwise.  If they do tell me some of these details it may or may not work in their favor – and as a customer, and not a client, I can utilize this information into the best situation for my actual client.

However, I was reminded over the past several months, via a few client interactions, that not all of the public realizes what they ought to be sharing with their agent.  I’m going to have to stop here and remind anyone reading this article that as an agent I am bound by rules of agency which include loyalty and confidentiality to my client. This means that I will not be sharing specific information that will identify a client to a particular transaction.  So, without further ado, I can say that it’s very important that sellers be clear and honest in their dealings with agents when it comes to the reasons for a sale and if any outside issues might impact the ability to sell or to be able to negotiate a contract.

But, if you had expenses outside the cost of selling your home, would you tell your agent?  I had a situation recently where a client had loans from a family member, and costs outside of the transaction that needed to be paid off by the sale of the property.  These costs were quite significant and since my client didn’t disclose them it ended up impacting our ability to communicate well.  I had sensed frustration but couldn’t identify the exact source till another family member revealed the true information to me.

It is imperative that clients be as frank as possible with the details of their sale.  Had the other family member not shared this info it is possible that my conflicts with the seller could have reached levels that would have imploded the relationship.  As someone who prides themselves in developing strong client ties it is also important to me on a personal level, as well as business level, to be sure that my clients and I are on the same side.  When the scales are tipped, it is a slippery slope to disheartened individuals on all sides of the transaction.

This Old House highlights Team Reba and home warranties

A couple of months ago I was interviewed by Keith Pandolfini of This Old House about the subject of home warranties.  You can read the TOH article here.  It’s not the first time I have been contacted about their use, but it seems that I get these calls because as a real estate team we provide these for both our listing and buying clients when we close a transaction.  I’ve written online about this subject myself and you can see my thoughts on the subject from a buyer’s perspective in this post from back in October of 2007.

These policies are worth considering for condos, townhomes and single family properties. I believe you can even buy them for small multi-family, up to 4 units.  Considering the cost of a plumber or electrician can be quite pricey, it’s worth looking into either to buy for yourself, or if, as an agent, you’re considering a great closing gift that can help provide peace of mind to your client(s).
